Conventional Financing Options

CONVENTIONAL

If your loan does not fit into any other listed category, it is deemed conventional. Most conventional loans require a strong net worth and the ability to infuse 25-30% of your own money into the project.

WALL STREET

To provide real estate, multi-tenant loans at or below prime. An interest rate on a non-recourse basis is between 180 and 300 basis points over the 10 year Treasury. 25-30 year amortization 10year reset. To qualify, property must meet strict DCR and LTV and be able to stand on its own. Minimum loan amount is $2,000,000. However, loans of less than $2,000,000, will be considered on a case-by-case basis only. (Remember: Non-recourse loans; 10/30; tied to 10 year T-bill; income producing commercial real estate only)                   

CHURCH

Amount of debt normally not greater than 3X's plate income. Call for additional detailed information.

SPECIAL NEEDS

At times, special financing needs arise requiring terms that are not available under the government guarantee programs or conventional financing. Types of special purpose projects would be: assisted living facilities, multifamily units, and nursing homes. Loan requests for these projects include, but are not limited to: construction, permanent and refinancing. The structure is up to 95% LTV, up to 40 year term, Non-recourse and rates well below prime. Terms: Up to 40 years

Interest: Fixed by lender

Infusion: Varies by project; from 5% to 20% by borrower (s) Non-recourse

GOVERNMENT GUARANTEES

Many times a business either existing or a start up, finds it impossible to acquire the financing they need. Our Brokers are familiar with all types of Small Business Administration, (SBA) and United States Department of Agricultural Rural Development Business & Industry guarantee programs, ( USDA RD B&I) . Our Brokers can structure and package your government guaranteed loan, handle all the pertinent paperwork required by the government. Our Brokers have proven themselves among government guarantee lenders as being highly qualified and detailed oriented.

  • SBA 7(a)

Purpose: Refinancing, working capital, purchasing of real estate, equipment

Terms: Up to 25 years

Interest: Not to exceed Prime + 2.75, fixed or variable

Infusion: Up to 20% required by SBA

Guarantee: Personal guarantee (s) required

  • USDA RD B & I

Purpose: Creation or retention of jobs in rural areas

Terms: Up to 25 years

Interest: Not to exceed Prime + 2.00, fixed or variable

Infusion: 20% by borrower, may be balance sheet equity

Guarantee: Personal guarantee ( s) required

GOVERNMENT PARTICIPATION

  •  SBA 504

Purpose: Acquisition of real estate, large fixed assets, and additions to current facility

Terms: 10 o 20 years by SBA; Either the same terms or longer by lender

Interest: Fixed rate set by SBA upon sale of debentures, fixed or variable by lender

Infusion: 50% Primary lender ( terms up to 30 years)

30-40% SBA debenture ( 10 or 20 years)

10-20% Borrower

Guarantee: Personal guarantee ( s) required
